Maintenance Tech 2

1. Performs specific maintenance tasks as assigned by lead technician/supervisor and as outlined in established maintenance policies and procedures.

2. Removes furniture, cabinetry, flooring, and fixtures to support renovations.

3. Repairs drywall and paints interior and exterior surfaces.

4. Installs and repairs appliances including, but not limited to refrigerators, garbage disposals, washers, dryers, and stoves.

5. Installs baseboard, casing, closet doors, and does miscellaneous carpentry.

6. Performs minor troubleshooting of residential and common area equipment.

7. Assist with preventive maintenance of residential units and common area equipment.

8. Maintains work area and assigned spaces in a clean, safe, and professional manner

9. Performs mechanical systems logs/rounds as directed by plant operations manager.

10. Utilize maintenance management system software to document data including but not limited to work order completion, issue resolutions.

11. Assists in maintaining minimum working stock of parts.

12. Respond as the on-call maintenance tech on a rotation set by the department.

13. Responds to emergency situations during and after normal working hours.

14. Follows established safety and risk management processes and procedures and complies with work related injury process by reporting all injuries or accident immediately. Conducts job functions safely. Maintains awareness of environment to identify potentially hazardous conditions. Immediately reports hazardous/unsafe conditions or equipment to supervisor.

15. Follows established regulations including but not limited to, smoking regulations, infection control, correct body mechanics and good personal hygiene.

16. Immediately reports vehicle accidents to a designated supervisor and/or the executive Director.

17. Wears and/or uses safety equipment and supplies (e. g. back brace, mechanical lifts, etc.) when lifting or moving heavy objects; wears goggles when using power tools.

18. Works safely with all the various power tools, hand tools and other instruments that are necessary in the performance of duties.

19. Interfaces with vendors in a professional manner.

20. Is aware of Resident Rights and demonstrates a respect for our residents and their rights.

21. Adheres to Standards of Attendance.

22. Performs other duties, as assigned.


Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
